Documents to review
See all 15 documents
- The full report behind the pass: the system's parts, what the inspector checked and any notes. Pumping records show how often the tank has been emptied. A passing report covers a sale for two years, or three with yearly pumping records.
- Septic systems are approved for a set number of bedrooms, counted by the Board of Health's own definition. This plan shows the approved number, to compare with the home as laid out after the 2021 addition.
- The town's building, electrical and plumbing permit and inspection records for the work.
- The town's permit and inspection record for the deck.
- Shows how the original frame was reinforced to carry the second floor, and whether the foundation was checked for the added weight.
- Lake Monomonac is on the state's Great Ponds list, so docks, lifts and shore work within the annual high water line need a MassDEP Chapter 91 license, which is recorded at the registry of deeds. Work near the shore is reviewed by the Conservation Commission; if it issued an Order of Conditions, look for the recorded Certificate of Compliance that closes it out.
- The deed is the legal record of ownership. A recorded plan is the official lot drawing on file with the registry of deeds.
- The state's Property Transfer Lead Paint Notification, which also meets federal law. Sellers and agents must give it to every buyer before an offer or purchase and sale agreement is signed, and buyers may take at least 10 days for a lead inspection. It is not a finding that lead paint is present.
- A private well isn't tested by a water utility. A recent lab test shows what is in the water; ask what it covered, since arsenic, uranium, radon and PFAS are often separate tests. Service records show what the two treatment tanks treat.
- Shows when the heat pumps, furnace and water heater were last serviced, and whether any maker's warranty transfers to a new owner.
- Massachusetts fire departments permit oil tank installs and removals. This shows the new tank was signed off and what is on file for any earlier tank.
- Radon is a natural gas from the ground that can collect in basements. A test is simple and is often done during the inspection period.
- A full year of real costs, winter and summer, for all three energy sources.
- Confirms the yearly tax figure.
- Confirms the boat and trailer details and that both are registered.
